According to recent research conducted by Lismore Real Estate, the majority of investors are showing a keen interest in investing in Edinburgh, Scotland's capital city, in the second half of 2024. The study revealed that a staggering 90% of investors from across the UK are considering Edinburgh as a viable investment opportunity in the coming months.
Edinburgh is renowned for its rich cultural heritage, top-tier educational institutions, thriving financial and tech sectors, as well as robust rental growth in prime city centre offices. Additionally, the city boasts a resurgent prime retail sector and the strongest regional hotel sector in the UK, making it an attractive prospect for investors looking to diversify their portfolios.
Among the various sectors available for investment in Edinburgh, 44% of investors identified the living sector as their top choice, with the office, retail, and industrial sectors each accounting for just under 20% of investor interest. Notably, there is fierce competition for purpose-built student accommodation sites in the city, with demand consistently outstripping supply.
However, the research highlighted the need for clarity regarding the Housing Bill and rent controls in order to unlock pent-up demand for Build-to-Rent (BTR) investment in Edinburgh. Once these regulatory uncertainties are addressed, it is expected that investor interest in the city's property market will only continue to grow.
Edinburgh's diverse investment opportunities, coupled with its strong economic fundamentals and attractive real estate market, make it a prime destination for investors looking to capitalize on the city's growth potential in the second half of 2024.
